Scope of Works
High-performance unitised façade with ventilated cavities and triple glazing, incorporating motorised Venetian blinds.
Steel-and-glass stick systems at ground floor level.
Manual tilt-and-slide, plus motorised parallel-opening pantograph windows.
Glazed entrance systems with automatic doors.
Terraces, doors, privacy screens, and full-height glazed balustrades.

Design Challenges
The architectural vision called for an internally ventilated double-skin façade on the primary external walls, with frameless internal glass doors providing access to the cavities. These cavities housed motorised Venetian blinds controlled by the BMS, while excess heat was expelled through spandrel connections linked to the M&E plant. Each floor also included winter gardens, equipped with wide sliding windows to enhance views from the tower. Natural ventilation was ensured through motorised parallel-opening pantograph windows, also connected to the BMS.
Off-Site Fabrication The winter gardens were prefabricated with sliding window systems manufactured in China, shipped as complete units, and installed directly from the floor slabs. This off-site approach significantly reduced on-site installation time, improved coordination, and guaranteed the consistent quality associated with factory production.
Site Challenges Facade installation required precise coordination with the climbing frame used by the framing contractor, demanding strict compliance with delivery and installation schedules. This was achieved through close collaboration with both the main contractor and the framing contractor. The ambitious construction timeline was met by maximizing prefabrication across the project, ensuring consistent quality and maintaining the highest standards of site safety.
